Investment Metrics Explained
Cash-on-Cash Return (CoC) measures the annual pre-tax cash flow relative to the total cash
invested. A CoC above 8% is generally considered a strong return for rental properties.
Cap Rate (Capitalization Rate) is the ratio of Net Operating Income to the property's
purchase price. It helps compare properties regardless of financing terms.
DSCR (Debt Service Coverage Ratio) compares net operating income to debt obligations.
Lenders typically require a DSCR of 1.25x or higher for investment property loans.
IRR (Internal Rate of Return) accounts for the time value of money across your entire
investment period, including appreciation, equity buildup, and cash flow.
